Description

Thames West Tract is a great hunting and timberland tract located northeast of Cuthbert, Ga off Benevolence Hwy. The tract has approximately 1700 ft. of paved road frontage and 1/2 mile of county dirt road frontage along Wade Rd. The tract boasts several miles of interior road providing complete access throughout the property. The tract contains a good balance of hardwood bottomland and upland convertible timberland providing for excellent wildlife habitat and future timberland returns. The land cover types are as follows:

• +/- 40 acres of 2002 thinned loblolly pine
• +/- 25 acres of 2009 unthinned slash pine
• +/- 79 acres of 2010 unthinned slash pine
• +/- 202 acres of 2023 loblolly pine
• +/- 209 acres of natural hardwood bottomland
• +/- 302 acres of recent clearcut

This tract adjoins an additional listing of +/- 290 acres to the east. A new survey of the eastern boundary will be required to determine the final acreage.
